Real Estate Enfranchisement
In a difficult economic climate, it is often timely to take advantage of purchasing the freehold interest or extending the lease of a property at a contracted price. As the value of the freehold or long lease is calculated by reference to the market value, a recession opens a window of opportunity to increase your interest at the bottom of the market.
Changes brought about by the Commonhold and Leasehold Reform Act 2002 to the Leasehold Reform Act 1967 and the Leasehold Reform, Housing and Urban Development Act 1993 increased the ability of residential occupiers to take advantage of enfranchisement and statutory lease extension to purchase the freehold interest form the landlord or to extend the terms of their high-end leasehold properties.
